Welcome to Deedwell

This guide is for everyone who lists on Deedwell: real estate agents, property managers, landlords, owners selling privately, short-stay hosts, and householders with a room to share.

Deedwell is an advertising platform. We put your property in front of buyers, renters and guests, and you deal with them directly. We're not your agent, and you stay responsible for your listings and for the sale, tenancy or stay that follows. The full terms are in the Lister Agreement.

Your first 10 minutes

  • Sign in. The first time on each browser, we email you a 6-digit code.
  • Go to Dashboard → Contact & payments and add the phone number buyers should call.
  • Listing short stays? On the same page, click Connect with Stripe so guests can pay you.
  • Click + New listing and publish your first property.

Signing in

Listing accounts sign in with a password plus a one-time code we email you, so a stolen password alone can't be used to change or delete your listings.

  • Codes last 10 minutes. After 5 wrong tries the code is cancelled and a new one is sent.
  • Once you've used a code on a browser, that browser is remembered for 30 days.
  • No code? Check your spam or junk folder. If it's expired, sign in again for a fresh one.
  • Forgot your password? Use Forgot password on the sign-in page.

Creating a listing

Go to Dashboard → + New listing and work down the form.

SectionWhat to know
Title and descriptionShort, specific title ("Sunlit terrace on Fig Street"). In the description, cover the property, what's included and anything people must know.
PriceOne fixed price. For rentals and share houses, one fixed weekly rent: no ranges, no "offers over", no rent bidding. Include compulsory fees and GST where it applies.
Address and mapStart typing and pick your address from the suggestions, then check the map pin. Drag it to correct it, use your phone's GPS on site, or paste a Google Plus Code. Tick Hide street number to show only the street name publicly.
PhotosUp to 8 photos, at least 1. Each up to 4 MB. iPhone HEIC photos are converted automatically. The first photo is the cover; hover a photo and click the star to change it.
VideoOptional, one video up to 100 MB.
FeaturesUp to 3 from our list, such as garage spaces or pets allowed.
HighlightsUp to 5 short cards in your own words: a title (60 characters) and one line (140 characters).
DeclarationConfirm you own the property or are authorised to list it. If you list or manage it for someone else for payment, you're confirming you hold the licence your state requires.

With no fee, the listing goes live immediately. With a fee, you're taken to Stripe's secure payment page and the listing goes live as soon as payment clears. If you leave before paying, the listing is saved as Awaiting payment; pay later from your dashboard.

Managing listings and inquiries

  • Edit: change anything, including price, photos and address.
  • Mark as sold or rented: takes the listing out of search. Its page still opens, with a banner, and inquiries are switched off.
  • Delete: permanent.
  • Need a sold or rented listing back on the market, or want to change a listing to or from Share house? Contact us and we'll do it.

Inquiries appear on your dashboard, with a badge in the menu when new ones arrive. Reply from the dashboard and your answer is emailed to the enquirer with you copied in, so the conversation carries on in your own email.

Use enquirers' details only to respond to them, and keep them secure.

Hosting short stays

Guests pay you directly, through your own Stripe account. Deedwell never holds the money.

  • Connect Stripe: Dashboard → Contact & payments → Connect with Stripe. Stripe collects your identity and bank details on its own form; we never see them. Your stays can't take bookings until Stripe shows you as connected.
  • Choose a cancellation policy (required). Guests see it before paying.
  • Instant book is the default: guests pay and the booking confirms automatically. Tick Require my approval before guests pay if you'd rather review each request first.
  • If your state or council requires a short-stay registration or permit number (New South Wales does), put it in your description.
Cancellation policyTerms
FlexibleFull refund if cancelled at least 24 hours before check-in. No refund after that.
ModerateFull refund if cancelled at least 5 days before check-in. No refund after that.
Strict50% refund if cancelled at least 7 days before check-in. No refund after that.
Non-refundableNo refund once the booking is paid.
CustomYour own terms, written out.

Guests' rights under the Australian Consumer Law apply whatever policy you choose.

Stay bookings and money

Booking statusWhat it means
PendingA request waiting for your approval (approval mode only). Approve to email the guest a payment link, or decline.
Awaiting paymentThe guest is paying. Their dates are held for 45 minutes, then released if unpaid.
ConfirmedPaid. The money is in your Stripe account.
Declined / CancelledClosed. The dates are free again.

The calendar never lets two guests book the same dates. Manage everything at Dashboard → Booking requests.

From each booking, Deedwell's service fee (shown on your Contact & payments page) and Stripe's card fee are deducted automatically. Stripe pays the rest to your bank on your usual Stripe payout schedule.

You're the seller: refunds and card disputes are handled through your Stripe account. If you cancel a confirmed booking from your dashboard, the guest is refunded in full and our service fee is returned too. If a guest asks to cancel, apply your policy and issue any refund from your Stripe dashboard.

Listing rules in brief

A summary only; the Lister Agreement is what counts. Listings that break these rules may be edited or removed.

  • Be accurate: photos, description, price, features and availability must not mislead.
  • Show the full price, and one fixed rent for rentals and share houses.
  • No discriminatory terms.
  • Hold the licence your state requires if you act for someone else for payment.
  • For stays: hold the approvals and insurance you need, show the registration number where required, and honour every confirmed booking.
  • Update or remove listings promptly once they're sold, let or no longer available.
